Residence Emma, a brand new residential-care complex, opened its doors in September 2023 at a special location in Landgraaf. The result of a well-oiled collaboration between the municipality of Landgraaf, care organization Nobama Care and developer GEN Residences, this modern complex embodies an innovative approach to elder care in which living and care are legally split.
At Residence Emma Nobama Care offers 24 spacious care studios for seniors with an intensive care indication. These care studios are designed for seniors who require 24-hour care. There are also 9 luxury lean-to service apartments available, where elderly residents can live independently while receiving customized care. These apartments are intended for seniors with lighter care needs, such as assistance with daily activities like showering.
Living and care are explicitly split in this innovative residential concept, and this is evidenced in part by the fact that Residentie Emma in Landgraaf is run by two companies: GEN Residences and Nobama Care. Maurice Hamers, director of GEN Residences, explains that the residents do not notice any of this in practice, because the living and care are tiptop arranged and high-quality care services are available 24 hours a day. In fact, professional staff such as caregivers, nurses, activity supervisors and an elder care specialist always guarantee that. "Importantly, in this construction, people legally still live at home. As a result, their own contribution for care in this small-scale residential care complex housing form is considerably less than it would be in a large-scale nursing home. With a middle income of plusminus 30,000 euros per year and an equity of two tons, for example from one's own home, it is already quite possible to come and live in this modern residential-care complex."
Residents of Residence Emma enjoy privacy in their own apartments, but also have the opportunity to participate in community activities depending on their individual needs and preferences. The complex welcomed its first residents from early October 2023, after a year and a half of preparation and an equally long construction phase.
According to Hamers, the new complex is expected to be fully occupied within a year, as there is a great need for this type of innovative healthcare solution. "It is clear that the Netherlands is facing a dire shortage of nursing homes and nursing clinics. This problem is only expected to worsen because of the strong aging population and the government focus on allowing the elderly to live independently at home for as long as possible.
The Housing and Care for the Elderly (WOZO) program, for example, outlines an ambitious plan to build 290,000 new homes, including zero-step homes, clustered housing to promote social contact, and clustered nursing care places for people with dementia. Nursing homes will also remain available for seniors who need intensive care, but small-scale living arrangements with 24-hour care such as Residence Emma are preferred."

The project in Landgraaf thus explicitly addresses the growing need for residential care facilities for the elderly in a rapidly aging society. The number of residents with advanced dementia who can no longer live independently is expected to increase significantly by 2040. Consequently, the need for these types of small-scale, clustered residential-care complexes will continue to grow. In 2040, for example, there will be 18,000,000 residents in the Netherlands and plus minus 500,000 residents who can no longer live independently due to advanced dementia. In South Limburg, we are talking about 800,000 residents of whom 22,000 will be over 80 and demented by 2040. The concept of Residence Emma distinguishes itself from large-scale nursing homes, both in scale and in legal structure. The complex accommodates up to 26 residents and has clearly separated the residential and care components. In fact, the legal structure is such that residents legally still live at home, resulting in significantly lower care contributions. Residence Emma is strikingly modern, with a large common living room equipped with atmospheric furniture and overlooking a beautiful garden that offers changing colors throughout the year.

For Residence Emma, she created an attractive open kitchen, including refrigeration technology, cooking and baking equipment and an exhaust system. The ten-man service department is available seven days a week, ensuring high customer satisfaction at all times!
The open kitchen plays a central and connecting role in the common living room of Residence Emma. This is where breakfast, lunch and, in the evening, fresh meals prepared on site are served. Residents enjoy daily meals in the large common room, where they can also participate in communal activities. At the same time, they have spacious private rooms with private bathrooms, each with an area of 35 square meters. Most of the residents have psychogeriatric disorders or severe somatic problems, requiring intensive care. Nevertheless, they retain a certain degree of freedom because modern technology makes it possible to determine exactly where residents are, and customized living circles can be realized.
